What is a reverse mortgage?
A reverse mortgage allows eligible Florida homeowners 55 and older to access their home equity without selling their home or making monthly mortgage payments. The loan becomes due when the borrower permanently leaves the home. Borrowers remain responsible for property taxes, homeowners insurance, HOA dues, and any special assessments.
How is a proprietary reverse mortgage different from FHA?
The FHA Home Equity Conversion Mortgage program requires borrowers to be at least 62 and requires FHA condo approval for condominiums. Our proprietary reverse mortgage is a private loan available starting at age 55 with no FHA condo approval required and no upfront mortgage insurance premium.
Can I get a reverse mortgage on my Florida condo?
Many Florida condo owners may qualify for our proprietary reverse mortgage even if their condo community is not on the FHA approved list. Each property is reviewed individually and is subject to underwriting approval. Contact us to find out if your specific condo may qualify.
What happens to my home when I get a reverse mortgage?
You keep full ownership of your home. The loan becomes due when you permanently leave the home, sell it, or pass away. Your heirs can repay the loan and keep the home or sell the home to repay it. You are never required to make monthly mortgage payments as long as you continue to meet the loan obligations.

You don't have to find an attorney yourself or schedule a separate trip, it happens alongside the paperwork you're already signing. The title company charges its own fee for preparing and recording it, and they'll quote it to you.
This is only available as part of closing a loan with us, it isn't a standalone service, and it's entirely between you and that attorney. We don't receive anything for connecting you.
